Top Level Strategy/ Property Discovery Call
Our first port of call is to establish your property goals, determine your budget and ideal location. We'll guide you through our process, discuss a top level strategy and get the formalities out of the way.

Property Wishlist Session
We take you through our extensive checklist to create your property criteria and ensure it meets your long term goals. Upon sign-off, this criteria sets the foundation for our search mission, and our work together begins.

The Search & Source Mission
We tap into our extensive network of real estate agencies, personally call our private contacts and begin our search mission to source homes that are a great match for your needs. We'll also source any off-market and pre-market opportunities and email you opportunities with snapshot along with the pro's and con's to make an informed decision.

Virtual & In Person Tours
We hit the ground running to inspect homes on your behalf. We'll take photos and videos and walk through virtual tours. To avoiding wasting your precious time, we'll only coordinate for you to inspect a house if you feel it's a good match for your needs.

Shortlist & Weekly Check In
Not to be missed! Our scheduled weekly Zoom call allows us to discuss, analyse and evaluate each property together, helping you make an informed decision. We'll repeat this process until we find you a winner.

Smart Purchase Strategy & Due Diligence
Once you've selected a dream home, we'll put together a smart purchase strategy dependent on whether its off-market, auction or private sale. Our due diligence includes a comprehensive property report, building and pest inspections, contract reviews and a cash-flow analysis so that you're clear on your financial obligations.

    The Challenge
    Our clients wanted to specifically find a property in Caulfield South so they could knock it down to build their dream family home. Struggling to find something within budget, they were frustrated at being continuously outbid at auctions. Also, the block of land had to meet strict width and minimum sqm criteria outlined by the architect, for the new home design to work.

    The Outcome
    We found an OFF MARKET property that suited the architectural plans and was within our client's budget. Due to our close relationship with the Selling Agent, we had first, exclusive access to the property. Since no other buyers had been through it, there were no competing offers. In this instance, this suited the Vendor as they didn’t want to run an auction campaign or have lots of people through the property. Our compelling offer secured the property.

    The Challenge
    Residing in Sydney, our clients were looking for a second home for their regular visits to Melbourne. The property had to have 3 bedrooms, 2 bathrooms, be renovated and low maintenance. Since they were unfamiliar with the Melbourne property market, they were looking for expert guidance on the best areas to buy in.

    The Outcome
    After short listing properties and providing video walk throughs to several properties within budget, we found out 18 Wilgah Street, St Kilda East had passed in at Auction.

Feeling that the asking price was too high, we chose not to attend the Auction, but later found out the property had passed in. Seeing this as an opportunity to engage in some tough negotiations, we were able to secure this property for a fair price the client was thrilled with.

    The benefit of purchasing post auction, meant that the Vendor was more educated to the market value of their property and was more flexible to accept a fair price from our client.
