The Challenge
On Auction Day, our clients desired property had 3 bidders (including us representing our client). The reserve price was not met but the property was passed-in to us, we therefore had the first rights to negotiate on behalf of our client. The reserve was higher than our client’s budget.
The Outcome
This property was being sold as part of an estate that had over 5 executors. The agent had the difficult task of getting them all on the same page. We were prepared to walk away if that meant we would go over budget.
Through tough negotiations with the agent, we were able to successfully secure our client their new home – our offer was below the reserve and within our client’s budget.

The Challenge
Our client had engaged us for our full service and the stand out property was a private sale. The selling agent had confirmed that there was decent interest in the property. A date was set for all offers to be submitted, with the condition that the offers had to be best and final with no room to negotiate unless the top two offers were very close
or at the same price point.
The Outcome
With 8 offers in total, our strategy was to be the last party to submit an offer, giving us an opportunity to converse with the agent once all other offers had been submitted. Whilst the agent couldn’t disclose any details on the other offers were, we knew exactly what questions to ask to ask to guide us on where our offer needed to be. The difficulty with best and final is you can miss out by a small amount or overpay. In this instance, our offer was the highest and only $2000 above the offer below, successfully securing the property for our client.
